IdeaHouse is a loft construction office building in Chicago's West Loop with Carrier central AC, steam radiator heating, exposed and sandblasted timbers and posts, exposed brick, and 12-foot ceilings (first floor 16-foot ceilings, seventh floor 14-foot ceilings). We are committed to high quality finishes such as Chicago Faucets faucets, KitchenAid dishwashers, General Electric microwaves, and deluxe 26-ounce Shaw MainStreet by Philadelphia carpets.
Our niche is to provide the coolest space with the best transit access for employees at the best value in the market. We think you should get value for your money and keep more of your money in your pocket. If you find a better value in our market area, we will beat it.
We are also the simplest organization with which to deal. We publish our prices, we provide building standard paint (Benjamin Moore or similar) and building standard carped (Shaw Main Street by Philadelphia) to those with three or more year leases.
In the belief that living in reality is important, we charge tenants rent as they consume space. We do not provide rent abatement. We do not provide options. We like to write three-year leases but we are willing to talk about other terms. Where you have good credit and are willing to provide security, we are willing to lend money for a more substantial build out.
Ownership is on site to keep every tenant. We are proud that some tenants have chosen to stay with us for 15-years. Our price includes five-night janitorial, ongoing maintenance, and newly modernized elevators.
We pass through electric bills on the basis of occupied square footage on a meter.
